Question 1: What cities do you serve?

Answer:  Our services are based out of Fort Lauderdale and Boca Raton, but because we travel to your location, we are also able to serve Pompano Beach, Delray Beach, Parkland, Coral Springs, and all the surrounding cities of Broward, Palm-Beach and Miami-Dade Counties.

Question 2:  What does the appraisal inspection entail?

Answer:   Generally, an appraisal involves an on-site inspection of your property.  The inspection will include exterior measurements and photography of the interior and exterior.  An appraiser (although not a home inspector) will want to observe the overall condition, features and upgrades of the property. Whenever possible it is best to make all areas of the dwelling available for inspection.  We encourage all parties to provide as much information as possible (whether that be a list of upgraded  features, sales you are aware of etc.) to the appraiser at the time of inspection.  We are committed to giving you every opportunity to exchange information that you may feel is valuable and important to the process.

Question 3:  How much does a professional appraisal generally cost?

Answer:   Appraisal prices are determined based on a few different factors.  When pricing an appraisal we take the following into consideration:

  • What is the size of dwelling?
  • Is it unique or unusual for its market?
  • Does it involve hypothetical analysis beyond an “as is” report?
  • How many units?  Is it a mult-family?
  • Will it require court testimony?
  • Is it a world class luxury dwelling, waterfront, golf course, etc.?

Once these factors are taken into consideration then we can get an accurate idea of how much it would cost to have your property appraised. Warning:  If you call another company and they give yo a price based only on the address without asking what your specific goals are as well as the what the  features of the home are, beware of hidden add on charges in the end. Typically, a standard appraisal for a single-family dwelling starts at $400 and that covers a broad population of homes in the South Florida market.

Question 4: What are the qualifications of the appraiser?

Answer:  The state of Florida requires all property appraisers to be state licensed or state certified and have fulfilled rigorous education and experience requirements and must adhere to strict industry standards as well as a professional code of ehtics as promulgated by the Appraisal Foundation.

Question 5:  What are comparable sales?

Answer: A comparable sale is a property, that is like the subject property in most respects, is in a similar (nearby) location, and has sold recently at arm’s length.  The selection of comparable sales is in most residential appraisals, the single most important determining factor in establishing value.  It is the appraisers’s responsibility to adequately research the local real estate market and determine which comparable sales best represent the value characteristics of the subject property.

Question 6:  If my appraisal comes out higher than my tax value, could my real estate taxes go up?

Answer:   The appraiser is required to maintain confidentiality with the clients, which would typically be you (if you undertook the appraisal) or the bank (in a mortgage related appraisal), not the local tax authorities.
