Prices are based on typical properties and are subject to change based upon the complexity of a property and specific client requirements.

Residential Appraisal

Base rate applies to typical dwellings which cover a broad spectrum of single family residential properties in South Florida.  Upgraded pricing only applies if property is substantially larger, more complex or unusual than typical dwellings.

Single family appraisals provide an opinion of market value of single family residential properties including but not limited to; detached homes, townhouse, villas, manufactured homes and apartments (typically condominiums).

Interior And Exterior Inspection

Small Income Multi-Family

2-4 unit appraisals provide an opinion of market value on duplex, triplex and fourplex dwellings.  Again, upgraded pricing only applies if subject is substantially larger, more complex or unusual than typical dwellings.

2 – 4 Units

Vacant Land Appraisals

Vacant land appraisals apply to properties that exist as vacant land or properties that contain an existing structure that is at the end of its useful life and will most likely be razed for future construction.  Upgraded pricing applies based on complexity of assignment and degree of difficulty in ascertaining similar sales within the market area.

Whether or not a parcel of land is buildable will likely have significant impact on the value.

Legal Expert Witness Testimony

Appearance in court to attest on behalf of a plaintiff or defendant as well as any pre or post trial consultation.  Trial appearance generally involves a 3 hour minimum inclusive of travel.

Retrospective Appraisals

Retrospective appraisals are needed when establishing a property’s value when an earlier effective date is necessary. This typically happens when the homeowner passes away and the estate sells the property months later. The inheritance taxes due on the home are based on the value of the property at the time the owner passes rather than the date the home is sold by the estate.


Complex Properties & Large Estates

Complex and/or large, luxury or unusual properties are quoted on a case by case basis after research has been performed.

Only state certified appraisers are able to value complex or unusual properties.

Commercial Appraisals

We do not provide commercial appraisals as we consider this to be outside of our area of expertise and refer out to a local trusted commercial source.
