Tips for Selling Your Home

Most sellers utilize a real estate agent and some sell on their own to avoid paying commission.  Either way its great to know some helpful tips when thinking about putting your home up for sale.

Here are some tips to help you, should you consider selling your home.

Getting Your Home Ready!

There is an old saying “you only get one chance to make a first impression”.  A first impression of a home is much like the first impression you have when meeting a person.  Are they neat, well dress, well spoken, courteous?  Similarly, is the home neat, well taken care of, clean, comfortable, organized?  These are things to think about.  You may want to consider de-cluttering, moving oversized furniture out of the home, paying attention to manicured landscaping and asking yourself…” are these the paint colors we see in the magazines” or are you just out dated. Make that first impression count.

Pricing

Being realistic about your asking price is crucial.  An over priced can stay on the market too low and create a stigma.  Buyers think nobody wants it because they see how long it has been listed.  As a result, they focus on “low ball” offers as they are confident the sellers must be getting desperate due to the home being on the market for an extended period.  Again, this is where a solid pre-listing appraisal can be so hopeful in helping you achieve your goals with clarity.

Pre-Qualify Prospective Buyers

When a buyer contacts you may want to inquire as to their income, debt, credit score to “feel out” if you have a legitimate candidate.  You will also want to establish a discussion regarding time frame.  Are they looking to move right away, do they need to sell another home in order to buy yours?
